‘Athletic country club’ will anchor South Lamar project

Life Time, the Minnesota-based fitness chain that dropped “Fitness” from its name in 2017 and is now a wellness brand, has signed a lease for roughly half of a four-story building at 1301 South Lamar Boulevard.
Life Time will occupy most of the building’s first and second floors with a 57,700-square-foot "athletic country club,” according to a recent press release, which also says it will be "the largest new wellness destination in Austin’s urban core."
The fitness company plans training and fitness space with strength and cardio equipment and its LifeCafe restaurant with outdoor dining, a Kids Academy for its youngest members, studios for group fitness classes, and a spa space with a wet suite that includes hot tubes, cold plunges, a sauna, and steam rooms for the second story.
The building is part of a four-acre Seamless Capital development that spans the 1300 and 1400 blocks of South Lamar Boulevard. The site will also be home to Postino Wine Cafe and Paperboy restaurants and apartment complex the Bouldin.
The project’s architect team is STG Design and RIOS. The general contractor for the commercial parts of the project is Rogers-O’Brien Construction Company. The general contractor for the multifamily portion is Austin-based OHT Partners. Greystar is handling marketing and leasing of the multifamily space.
Endeavor Real Estate is leasing the building, which was originally envisioned to be for offices only. “The project fits perfectly into the fabric of the established South Lamar entertainment and culinary district,” Endeavor’s Jonathan Tate said.
He credited the project’s location and flexibility with making the pivot to mixed-use with the changing market possible. The leasing team says it’s talking to prospective tenants for the 75,000 square feet of office space that remains open on the top two floors.
Construction on Life Time Austin South Lamar is set to begin in late-2024 with an opening date in mid-2025.
