1836 San Jacinto Goes Gold
AUSTIN, TEXAS - August 9, 2022 - The 1836 San Jacinto building was recently awarded Gold Certification in the Leadership in Energy and Environmental Design (LEED®) program of the U.S. Green Building Council®. The project was commissioned as an investment by Employees Retirement System of Texas (ERS).
1836 San Jacinto is a nine-story, urban mixed-use structure featuring 230,000 square-feet of office space, a conference center and terrace on the ninth floor, street-level retail, and below-grade parking. Located in the Texas Capitol District, the structure provides easy walkable access to dining, cultural, entertainment, and medical facilities.
The project’s sustainable design effort began with the brownfield remediation of an auto repair shop previously located on the project site. Large granite panels from the previous structure were repurposed as an artistic wall feature in the building’s main lobby. Other climate-focused design features include a reduction in heat gain and heat island effect by covered parking and a reflective roof membrane. A passive chilled-beam and VRF HVAC system efficiently provides indoor temperature control. Construction materials selected for this project reduce the life cycle impacts of the structure and enclosure by 10 percent, thereby reducing embodied carbon. In all, the projected energy usage is eight percent below that of comparable buildings, along with a 30-percent reduction in indoor water savings.
