STG designed Parmer Sector 7, a Trammell Crow speculative development featuring three flex industrial buildings totaling 350,000 square feet. Each building offers a 28-foot clear height, 40-foot column spacing, and loading docks.
As part of the 3M Austin campus relocation, 3M engaged STG to convert the Building 7.1 shell space into a mix of offices, laboratories, a warehouse. The roof was structurally modified to accommodate a high-voltage laboratory (HVL) with a 50-foot clear height.
A Fortune 10 company leased the entire Building 7.3 shell space for offices, design by STG. To support the higher office parking ratio, the building’s loading docks were converted into a parking lot, and the dock areas were reconfigured with storefront windows and new office entrances.
